How do you sell a house?

I never realized how difficult it could be to sell a house during a down market.  We put our house on the market back in October of 2008 and we’ve had at least 50 showing and only received 2 offers which were nearly $30,000 off of what our price is currently(after dropping it $20,000).  How do you portray all the things that have been done to the house to a first time owner.  I know that when Melanie and I bought our first home, we had no idea what we were getting into.  Now that we’ve been through the ringer so to say, we know that the house we currently own is a bargain at the price it’s listed at.  First time buyers just don’t appreciate the obvious things like a new roof, energy efficient windows, low maintenance siding, and a reliable heating / AC system.  I know we didn’t understand the value of a reliable heating /ac system until ours went out in the middle of one of the hottest summers we’ve had.  We also didn’t realize our siding was bad until a lady from up the street mentioned that all the houses had masonite siding.  $13,000 later we have new siding.  It really sucks to keep everything up in the house and have some one low ball you because they think you are going into foreclosure and need to move the house. Anyway, I guess I’m venting.  I know our house is worth what we’re currently listing it as and hopefully a buyer will come along and appreciate the fact that they can move into the house immediately and not have to worry about all the things we had to repair over the last ten years. I guess the best thing to come out of all this is that I know how much everything costs including(new heating / ac, new siding, new windows, new roof, new water heater, new kitchen, new master bath, new carpet’, laminate, and hardwood flooring).  I guess praying(and the realization that we don’t have to move) is the best thing keeping me going at the moment.

Just got some coffee in

I received my order from Sweet Marias online coffee store on Monday and I’m excited.  I bought one pound of Bolivian, one pound of Puerto Rican, one pound of Ethiopian Harrar, and one pound of Hawaiian Purple Mountain Kona.  I already roasted some of the Bolivian Tuesday night and had a cup this morning and it was awesome.  I’ll be using the french press this weekend to taste the Kona.  I can’t wait!!!!

Not much happening on the home front

The only project I’ve had going on is replacing all the blinds in the house with newer and nicer looking blinds. I just finished it up last week and I have to say that the new blinds really makes the house look nicer.

The only other thing going on is my fight with the rodent(s) in the crawl space. I don’t know what is doing it but some animal is biting through the wires in our alarm system. I have to go under the house at least once each month to replace the wires. I haven’t seen any signs of mice or rats lately but I’ve got several treats set up through out the crawl space for them if they decide to bite throught the wires again.

Baby arrived 2 weeks ago

I’ve been so busy that I forgot to say that our little one arrived two weeks ago. Both mother and baby are doing well but getting sleep has been a challenge as his sleeping and eating habits are really out of whack.

Having a child will really test your patience. I was up with him last night for several hours and it took me 2 hours to settle him down to where he would sleep. I know it’s going to be tough for Melanie and I for several months.

Did a short video of my work environment today

Since I got a new camcorder for the new arrival in a couple of weeks, I had to take a couple of movies. Here’s a quick one I did of where I work. It starts out with a view from the window and them moves into my cubicle. If you’re wondering why I have a poster of a woman on the left side of my cube, it’s actually a signed poster from Yancy Butler of the now defunct TNT series WitchBlade. She stopped by for an appearance when I first started working at TBS so I got her to sign a poster of herself.

On the home front, our baby furniture should arrive this week. As soon as it arrives, I will post up some pictures. I will also be posting up some of the pictures of the baby shower as soon as I get them from Peter.

Another busy couple of weeks

We’ve been very busy the last 2 weeks ordering a few more items for the baby and working on our(as well as others) houses. Last week I was able to try a bottle of wine. It was a 2001 Benziger Pinot Noir. This wine was very tasty. It was a bit dry and spicy but I enjoyed it. This winery holds a little history with Melanie and I. We went to San Francisco for our honeymoon and decided to take a trip into Sonoma County to check out the winery’s on one of the days we were there. One of the winery’s we enjoyed the most was the Benziger winery. They had a very nice tour that actually went into the wine fields and let us look at grapes on the vine. It was a very interesting tour that left me with a good feeling about their winery. It was just natural for me to pick one of their wines to do some tasting on. I hope to try some of their Cabernet Sauvignon in the coming weeks.

On the home front, this week is the “Get the grass growing and paint the nursery week”. We are hoping to have the nursery painted before the shower so people can at least get an idea of what it is going to look like(since the furniture won’t be in yet).

Does technology really help in schools

Melanie and I have been having a discussion about the value of technology in schools and I’m slowly starting to take her viewpoint of not using technology in the class room. Her view is that using technology is a crutch and distracts from the essence of learning. Since my career is technology(I’m a software developer) oriented, I first thought that having kids use technology in the classroom would help give them an advantage down the road. But after sleeping on this for a couple of nights I think my wife is correct. I think that technology in the class would probably be just another distraction in a world already full of distractions. I remember when I was 15 years old. I had enough distractions with the opposite sex. :)

The whole topic came up after one of the school districs in the Atlanta area wanted to give high school kids laptops. I really think it would be a waste of money as well as create another distraction from learning. I think the money would be better spent on teachers salaries. Since Melanie is a teacher I know first hand how little they make. At the school she works at many of the teachers are leaving because the pay is so much better in almost any industry. I’m afraid our schools might become a haven for teachers that do just enough work to get by(which includes passing kids just to avoid dealing with obnoxious parents)
